The exterior of the home, the landscaping, fences, and anything that could affect your property will be examined.
The roof will be examined for proper installation of coverings, and I will estimate the life left for the roof coverings. I will also watch for any damage or deterioration of coverings and trim.
The attic space will be inspected for any structural damage or deterioration, any signs of old or new leaks, and for proper insulation. I also look for any signs of rodent or insect infestation, even though I am not a pest inspector.
HVAC equipment, controls, and duct work will be examined. I check the ambient temperature in the home and the temperature coming out to help assess the system.
All plumbing fixtures are run to assess for leaks and for water pressure. The hot water is checked to ensure the water heater is working appropriately. The water heater is checked for age and proper installation.
All of the Electrical system is inspected, including the service line to the meter, the meter, panels and wiring. I look at any visible connections as well as inside the panel, receptacles and light fixtures.
Inside, the inspection looks at everything else - doors, windows, walls, ceilings, flooring. Counters and cabinets are examined and every door is opened and closed. every room is inspected.
The pool will be inspected for proper operation of the water circulating pumps and underwater lighting will be checked. The Pool Deck and any enclosure will be examined. The water level will be noted, but a visual inspection will rarely notice a slow leak.
Any irrigation system will be tested for proper operation and the water source will be noted if possible. The system is not evaluated for proper coverage of the area.
The Wind Mitigation Report (Florida Form OIR-B1-1802) is included in every Home Inspection for us. At a normal value of $150, this is an added bonus when your home is inspected by Cox Inspections.
In Florida, insurers want a summary report detailing only the 4 categories: Roof, Electrical, Plumbing, and Heating and Air. The 4Point report has become standard for any homeowner buying a new insurance policy. The 4Point Report is included with any home inspection with Cox inspections.
