Inspections

New construction inspection

BUYERS

When you are buying a home, it is likely the biggest investment of your life.  Protect your investment and your family by having a thorough inspection done on the home you are buying - whether it is new, 5 years old, or 50 years old.

Sellers inspections

SELLERS

Selling your home?  Want to check for defects BEFORE you go to market?  I can inspect your home, giving you the information you need to set a realistic asking price - to reduce last-minute negotiations!

Wind mitigation attic inspection

INSURANCE INSPECTIONS

Wind Mitigation and Four-Point inspections are usually asked for when insuring your new home.  My inspections include a wind mitigation report, and four-point reports when indicated.  Ask about these reports.

Manufactured Homes

Do you inspect Manufactured Homes?

ABSOLUTELY!  The same guidelines are used, but the foundation inspection is done inside the crawl space, looking at the support of the home, as well as tie-downs and anchor points, insulation, and structure.

Manufactured Home Foundation Certifications

Foundation CertificationsIf  you are selling or buying a manufactured home, then most likely a  foundation certification will be required.  For all FHA and VA loans, an  engineer's foundation certification is required that states that the  home is placed on a permanent foundation that complies with the "HUD  Permament Foundation Guide for Manufatured Homes", dated 1996 by the US  Department of Housing and Urban Development (HUD).

We have partnered with the engineers at Foundation Certifications to provide a turn-key foundation certification service to you.  You may place your order online by going to

Wind Mitigation

I can do a Wind Mitigation report for a manufactured home, but it may not be much use as the home typically has no attic space, and no access to the roof deck or structure that are needed for this report.

New Construction Homes

Do I need an inspection for my new-construction home?

ABSOLUTELY!  "New" doesn't mean "Perfect". Just because a home is new doesn't mean it is perfect - mistakes happen all the time. The best way to protect your future home - AND give you peace of mind - is to "check in" crucial points during the Build process. The cost of getting your home inspected at each phase is minimal compared to the cost of making repairs that should have been caught before you took possession. Plan inspections ahead of time with both your inspector AND your builder and then rest easy knowing that your home - your important investment - has been looked over - from the peak of the roof to the foundation - and everything in-between.

What does a Phased Home Inspection cost?

New Construction phased inspections can vary in price, but is mostly dependent on the total square footage of the home  - from $100 to $400 per phase - or around $350-1,000 fo rthe entire process.
